Wall Ties are; metal ties which connect at regular intervals the outer and inner leaves of a cavity wall. Wall ties are an essential element for the stability of a cavity wall structure.

Investigations have alerted the building and construction industry to a problem of potentially massive proportions, the scale of which is only now being fully understood. Any building with cavity walls built prior to 1981, an estimated 10 million dwellings, could be prone to wall tie corrosion and failure. Often the problem is made worse by insufficient ties having been installed.

Early types are of ungalvanised metal; often fishtail pattern in shape of which can rust and expand up to six times their own thickness in the outer leaf of a masonry wall. This will cause the masonry to bulge out and eventually, can become detached from the rest of the wall. High winds can then cause considerable damage to walls especially in exposed conditions.

FAILING CAVITY WALL TIES

Some of the many issues associated with failing cavity wall ties include:

horizontal and stepped
cracking of the masonry/mortar
the lifting of roof edges internal cracks
and in more sever cases possible bulging of the walls

If the wall ties show evidence of corrosion, then they will need to be replaced. There are a wide variety of designs available in stainless steel. The new wall ties can be inserted into the walls, spaced in accordance with current building regulations and code of practice. The new ties are usually installed through the centre of a brick and coloured mortar used to disguise the entry hole. It is also necessary to locate and isolate the old ties.
